A two-way score, not a one-way filter
Traditional rental search works in one direction — a renter sets filters and sees whatever comes back. Smart Matching works in both directions at once, comparing the renter's profile to the property's full details and surfacing the strongest fits to each side.
What we look at
When we score a property for you, we consider the things that actually decide whether a tenancy works out: how well the rent fits your budget, whether the location matches your area or commute, whether the property type and size are right, how the property's rules (pet policy, smoking, furnished status) line up with your lifestyle, and whether the timing and tenancy length work for both you and the landlord. Profile completeness on both sides matters too — the more we know, the more useful the score becomes.
How scores are displayed
Scores appear on each listing for renters and on each renter enquiry for landlords. A higher score means stronger overall alignment. It's always a guide, not a guarantee.
Improving your match quality
For renters: Keep your profile and preferences current. The more we know about your budget, lifestyle, and timing, the more useful your scores become.
For landlords: Keep your listing details and tenant preferences accurate. Outdated or partial information limits how well we can route the right renters to you.
The score is one input into search and discovery. It does not replace your own judgement or due diligence when making tenancy decisions.
