Why Tenants Pay Only When Contacting

Squarelly's fee model is built around one simple principle: you only pay when you're ready to make a genuine connection with a landlord — and only after that landlord has confirmed the property is actually available.

No Subscriptions. No Browsing Fees.

Creating an account, completing your profile, searching for properties, viewing listings, exploring 360° virtual tours, saving properties to your Wishlist, and reviewing compatibility scores are all completely free. There is no subscription, no monthly charge, and no cost simply for using the platform.

The Only Fee: Direct Contact

The single fee on Squarelly is the 2% contact fee, charged when you unlock a direct chat with a landlord or property manager. This fee is:

  • Triggered by you — only when you choose to initiate contact with a specific property
  • Conditional on availability — the fee is only charged after the landlord confirms the property is available (or if you choose to proceed knowing it isn't yet)
  • One-time per property — a single charge per contact unlock, not a recurring cost
  • Transparent — the exact amount is shown clearly before you confirm

Why This Model Works in Your Favour

The 2% fee exists to keep the platform useful for serious renters — not to create a barrier. Because every renter who contacts a landlord has made a considered decision to do so, landlords respond more attentively to enquiries received through Squarelly. Your message doesn't get lost in a flood of low-effort, zero-cost contacts.

Compare this to the traditional alternative: letting agencies typically charge the equivalent of one full month's rent — sometimes more — just for making an introduction. Squarelly's fee is approximately 2% of that equivalent charge. The saving is significant, and the connection is direct.

What Squarelly Does Not Charge For

To be explicit — Squarelly has no involvement in, and charges nothing for:

  • Rent payments
  • Security deposits
  • Holding fees
  • Any other financial arrangement made between landlord and tenant as part of the tenancy itself

Those transactions are handled directly between you and the landlord, entirely outside the platform.
